We provide RICS Home Surveys to assist purchasers in understanding the condition of a property prior to entering into a legal commitment to purchase.
Our surveys are carried out in accordance with the RICS Home Survey Standard and are designed to identify defects, highlight risks and provide clear advice on repair and maintenance.
Our Pre-Purchase Survey Services Include:
• RICS Level 2 Home Survey
A visual inspection of the property, identifying significant defects and providing advice on condition, maintenance and repair. Suitable for conventional properties in reasonable condition.
• RICS Level 3 Home Survey
A more detailed inspection for older, altered or non-standard properties, providing in-depth analysis of construction, defects and remedial options. We are experienced in and regularly carry out residential pre-purchase surveys on high value and Grade I and II listed properties.
• Specific Defect Surveys: Focused investigations/identification of issues such as dampness and mould, timber decay/rot, subsidence, heave or structural movement and cracking with a clear explanation of the associated risks and required repairs.
• Reinstatement Cost Assessments
Advice on rebuilding costs for insurance purposes, where instructed.
When to Instruct a Pre-Purchase Survey
A survey should be undertaken before exchange of contracts to ensure that you are fully informed of the condition of the property and any potential risks.
