Property in Kent and how we survey it
-
01
Wealden timber-framed and tile-hung houses
- Timber frames, peg tiles, weatherboarding and later brick skins
- Movement, timber decay and damp behave differently in traditional construction
- Usually Level 3 territory, because a Level 2 rarely does an old Wealden house justice
-
02
Oast houses and converted farm buildings
- Roundels, kilns and cart lodges converted to living space
- Conversion quality varies widely, and so does the paperwork behind it
- Level 3, often with a drone inspection of the roofs and cowls
-
03
Victorian and inter-war towns
- Tunbridge Wells, Tonbridge and Sevenoaks grew around their stations
- Solid-wall terraces and villas, then cavity-wall semis between the wars
- Level 2 for the well-kept; Level 3 where extended or showing movement
-
04
Ragstone, greensand and clay
- Kentish ragstone and greensand in the west, clay across the Weald
- Shrink–swell movement near mature trees is a common cause of cracking
- Ragstone walls need pointing and repair specified properly

Surveys in Kent: your questions answered
Which parts of Kent do you cover?
West Kent is our closest ground. Edenbridge, Westerham, Sevenoaks, Tonbridge and Tunbridge Wells are minutes from the Oxted office, and we travel on to Maidstone, Dartford, Swanley and the Medway towns. Broadly, that is the TN, ME and DA postcode areas.
Do you survey timber-framed and tile-hung Wealden houses?
Yes, and they are exactly the properties where the level of survey matters. Timber frames, peg tiles and weatherboarding move, weather and decay differently from brick and block, so a RICS Home Survey Level 3 from a surveyor who knows traditional construction is usually the right choice.
Can you survey an oast house or a converted farm building?
Yes. Roundels, kilns and cart lodges converted to living space vary enormously in how well the work was done and in what paperwork sits behind it. We report on the construction, the conversion and the condition, and often add a drone inspection of the roofs and cowls.
Is subsidence a problem in Kent?
Cracking related to shrinkable clay across the Weald, mature trees and old drainage is one of the more common things we investigate. A survey identifies signs of movement and whether monitoring or further investigation is sensible. It tells you what you are dealing with rather than guaranteeing an outcome.
How is a Kent survey quoted?
Level 2 and Level 3 fees come from the property's value, size and type, so you get an instant figure online with no obligation. Party wall, commercial, project management and our other services are quoted individually. Tell us about the property and we aim to reply the same day.

My experience with Huxley Surveyors more than met expectations. Mathew did our Level 3 pre-purchase survey of a flat in a Grade II listed property in Hove. His very extensive report was well presented, and upon receipt Mat proactively suggested a follow up phone call to clarify any points in the report and to answer any questions. All in all, a good experience. I can highly recommend Huxley Surveyors.
-
The survey itself was exceptionally detailed and comprehensive, leaving no stone unturned. The report was clear, well-structured, and easy to understand, highlighting both major concerns and smaller issues that could have easily been overlooked.
-
Fabulous service from Chris. We have used Huxley surveyors twice and would recommend without doubt. The service was professional, informed and really efficient. Following a survey, Chris offered follow- up calls to help with anything that wasn’t clear. A fantastic service.
