RICS Home Survey Level 2: your questions answered

What is the difference between a Level 2 and a Level 3 survey?

A Level 2 survey is a visual inspection of the accessible parts of a conventional property in reasonable condition, with traffic-light condition ratings and advice on repairs and maintenance. A Level 3 survey is more thorough and analytical. It looks at roof spaces, cellars and services in greater detail where accessible and explains the likely causes and implications of defects, with repair options. Older, altered, listed or unusual properties usually warrant a Level 3.

How long does a Level 2 survey take, and when will I receive the report?

The inspection typically takes a couple of hours, depending on the size and condition of the property. Your report will usually be issued within five full working days, starting from the first working day after the inspection. Once you have received it, you can request a call with your surveyor to discuss any questions or concerns.

Is a Level 2 survey the same as a mortgage valuation?

No. A mortgage valuation is carried out for the lender to confirm the property is adequate security for the loan; it is not a survey of condition. A Level 2 survey is for you, the buyer, and reports on the condition of the property.

How is the price of a Level 2 survey worked out?

Fees are based on the value, size and type of the property, which is why our online quote asks for an approximate value band and the number of bedrooms. You get an instant figure with no obligation.

Do I need to arrange access?
