What we do at each stage
- Brief and programme: define what you want to achieve, set a realistic budget and programme, appoint and coordinate architects, engineers and other professionals
- Design and procurement: design management and value engineering keep scope and cost aligned; procurement strategy, form of contract, tender documents, tender analysis, contractor recommendation
- Contract and delivery: as contract administrator or employer’s agent, we handle instructions, valuations for payment, inspections of progress and quality, change and risk management, and reporting at agreed intervals

Project Management: your questions answered
What does a project manager actually do?
The project manager runs the project on your behalf from brief and budget through design, procurement and delivery to handover. That means setting the programme, appointing and coordinating the consultants, testing the price, managing risk and change, and reporting to you at agreed intervals. Where we also act as contract administrator, that is the defined role under standard forms of building contract such as the JCT suite, which covers issuing instructions, valuing work for payment certificates, inspecting progress and quality, dealing with variations and extensions of time, certifying practical completion and settling the final account.
Do I need a project manager for a house extension or refurbishment?
A typical domestic extension is usually served better by our Contract Administration service than by a full project management appointment. Once the design is done, we run the tender, administer the contract and inspect the works, and that sits within our wider building surveying offering. For larger, phased or more complex projects, or where you simply do not have the time, a project manager coordinates the whole thing from brief and budget through design, procurement and delivery. We advise which level of involvement suits the project.
Can you take on a project that has already been designed?
Yes. We can be appointed as contract administrator on a project designed by an architect or another consultant, subject to reviewing the design information and agreeing the scope of our appointment. Our role can include managing the tender process, advising on contractor selection, administering the building contract and inspecting the works.
How are your fees calculated?
Depending on the scope, either a fixed fee for defined stages or a percentage of the construction cost. We set out the services and fee clearly in a written proposal before you commit. Tell us about the project and we aim to respond the same day.
What experience does the practice have?
Our team has extensive experience in the delivery of complex projects across most sectors in the UK and internationally, and the practice's founder, Mathew Gonzalez, and other members of the team have extensive project management experience. Project management sits alongside our building surveying, party wall and drone services, so the same practice can survey, specify, procure and administer the works.
