The RICS Home Survey Level 2 is one of the most frequently instructed residential property surveys in the UK. It is aimed at conventional properties in reasonable condition and gives buyers a clear picture of the property’s condition together with advice on repairs and maintenance.

What is a RICS Home Survey Level 2?

The Level 2 is the mid-level inspection under the Royal Institution of Chartered Surveyors’ Home Survey Standard. The survey provides:

  • A visual inspection of the accessible parts of the property
  • Identification of significant defects and areas requiring attention
  • Advice on repairs and maintenance
  • An assessment of urgent or serious issues
  • Commentary on risks such as dampness, movement and timber defects
  • Traffic-light condition ratings for each element

When is a Level 2 survey suitable?

A RICS Home Survey Level 2 is generally suitable for:

  • Conventional houses and flats
  • Post-war and relatively modern properties
  • Properties built using standard construction methods
  • Homes that appear to be in reasonable condition
  • Properties that have not been extensively altered

If the property is older, listed, unusually large, of non-standard construction or significantly altered, the more detailed RICS Home Survey Level 3 is usually the better choice.
