What is a specific defect survey?

A specific defect survey is a focused building inspection addressing a particular problem. Rather than examining the overall condition of a building, it investigates a known or suspected defect affecting a property. We typically recommend one when:

  • A defect has already been identified
  • Further investigation is needed after a Level 2 or Level 3 survey
  • Visible damage or deterioration is apparent
  • Advice is needed before repair work begins
  • An insurance claim or dispute is involved
  • A defect remains undiagnosed despite earlier attempts

Common issues we investigate

  • Dampness, moisture ingress and condensation
  • Roof leaks and roofing defects
  • Structural cracking and subsidence
  • Timber decay
  • Cavity wall insulation problems
  • External wall cracking and rendering issues
  • Drainage problems
  • Flooring movement
  • Chimney defects
  • Poor workmanship
  • Water ingress around windows and doors
  • Thermal bridging

What the survey includes

  • Visual assessment of the affected areas
  • Moisture profiling
  • Evaluation of structural movement
  • Review of the construction
  • Identification of the cause
  • Risk assessment
  • Repair recommendations
  • Photographic documentation

Where necessary we engage specialists in structural engineering, drainage or timber.

Why consider a specific defect survey?

Targeted investigation can reduce unnecessary repair expense by identifying the underlying cause rather than treating the symptom. Our specific defect survey page sets out what the investigation covers, or contact us to describe the problem and we will advise whether a specific defect survey, a full survey or a specialist investigation is the right next step.
