Purchasing a property is one of the largest financial commitments most people will ever make. A professional residential pre-purchase survey helps buyers understand the true condition of a property before exchange of contracts, so that decisions are informed and unexpected repair costs are identified early.

Huxley Surveyors provides detailed residential pre-purchase surveys across London and the South East for a wide range of properties, from modern apartments and family homes to period and listed buildings.

What is a pre-purchase survey?

A pre-purchase survey is an independent inspection of a property’s condition carried out by a qualified surveyor on behalf of a prospective purchaser. Its purpose is to identify visible defects, assess areas of concern and advise on risks, maintenance requirements and likely future expenditure. A survey can help purchasers:

  • Identify structural defects and signs of movement
  • Detect dampness, timber decay and condensation
  • Assess roofing condition and external elements
  • Highlight poor alterations or substandard workmanship
  • Understand maintenance liabilities
  • Avoid unexpected repair costs after completion
  • Support renegotiation of the purchase price where significant defects are identified

Mortgage valuations carried out for lenders are not condition surveys and should not be relied upon by purchasers when assessing a property.

Which survey is right for you?

The most appropriate survey depends on the age, type, condition and complexity of the property. We offer:

We regularly inspect Victorian, Edwardian and Georgian properties, listed and historic buildings, flats and maisonettes, modern housing developments, timber-frame and non-standard construction, extended and altered homes and high-value residential property.
